Plummer’s Plumbing Tips in Real Estate:

As an owner or renter in Real Estate, we are all going to deal with the hassles of plumbing issues one shape or another. We get that sense if we are using the sink , there could be some kind of clogging issue that we are not aware of, or have any understanding how and why it’s occurring. As we all know, we need understand the consequences if we don’t properly use water. Of course, water is extremely powerful in many ways, and  could really damage your home from the ceilings, the cabinetry, and the floors if something happens.

I have some helpful hints for you to think about to prevent damages that would cost you big bucks in the long run.

Toilets:

Test out by flushing the toilets to be sure they are operating properly. In order for the toilet to flush completely with adequate force, the tank needs to be filled with water at an adequate level. Problems occur within the tank when there is a bad fill valve or the flapper assembly. Those corrections will prevent long term issues.

Water Meter:

If you are an owner in real estate, know your location of your water meter. If the water supply leaks, it’s important to know where the water meter is for emergency situations. Turn off the water supply at the meter if you are having plumbing fixture issues. If you leave for vacation, turn off the water supply.

Sewer Pipes:

Typical sewer problems occur because of structural problems or deterioration of the pipes. If you see water damage or small pools of water, they determine you have a problem.

Clogged Drains:

If you have a buildup of grease, or use the garbage disposal improperly you could have a clog issue in the future. Plus, soap build-up, hair, bath and body oils, and lint build up causes these issues too. Do not overuse soaps and detergents. Detergents you use should be biodegradable. Store small objects away from the toilets. You must clean the drain on a regular basis. That said, just clean your bathroom!

Water Heater:

To prevent lime buildups, clean the inside of your tank every three to six months if your heater to extend its useful life.

Freeze Warnings in Scottsdale / Phoenix Real Estate?

Very seldom, does this pertain to us, unless you own real estate in the high country including Flagstaff, Sedona, or Prescott. If it does happen here in the valley, take precautionary steps to having your pipes freeze our burst by having all bathroom, and kitchen faucets on very slightly with small drips of hot and cold water. A little extra cost on your water bill is very small by having precautionary water drips by comparison to expensive costs due to broken frozen pipes.

As homes age, you never know what could happen. Just one word of advise, be cautious.
