Duplexes & Gemini Twin Homes in Real Estate: What are they?
With my background in real estate appraising over the years while I was in Ohio, I had a conversation with a Phoenix area real estate appraiser through messages on a posting he or she posted on his or her Facebook fan page about some confusions of certain classifications on a home from home seekers and listing real estate agents in their marketing of a particular home. It concerns with duplexes, multi-family homes, and Gemini (twin home) that look like or actually are duplexes.
Here in Arizona, there are just a small range of these homes, so it’s not overwhelmingly large in the Phoenix Valley Metro Area. Most Gemini’s or twin homes are most often seen in Fountain Hills, Scottsdale and Sun City.
What is confusing to a home seeker thinking in this? The home seeking would say, “So, I see a duplex. I am thinking I will own the whole home.” It’s not always the case. A duplex look-alike can be portrayed as a single family home that is attached. How so you may ask? The lot lines can separate between the firewall between the units of the home and the land outside. There are two different parcel numbers for the home. Therefore, it’s classified as a single family attached and is a Gemini (twin home).
If you have two unit home on the same parcel, (1 Lot) on the legal description, then you would consider full ownership of the property, owning both units, which is considered a duplex. Sure it would be nice to own one unit and rent the other, right?
