Currently, the real estate market is a huge challenge for every seller. The competition for selling your home has not been any more competitive than it is currently. Low inventory of homes is affecting home prices in the marketplace as they continue to increase and more buyer eligibility continues to grow.
When I am hired as your listing agent, I have to be accountable to work with you and take action of all the steps it takes to sell your home. We are talking all the steps and obstacles we must overcome in order to get the home under escrow, signed, delivered and SOLD. After an accepted offer, then we deal with the inspection period (10 days usually), the addendums for any additional changes or unanticipated events that may occur, the loan status updates from a lender, the final walkthroughs, the corrections that may need to take place by all parties, and the list goes on. Before all those take place, we must accept an offer. There are three listing plans of actions I take before a purchase agreement is accepted.
One of my listing plans of actions is to assist you in getting as many qualified buyers as possible into your home until it’s sold. My job is to market your home by conducting open houses, schedule your home in a tour event if any, advertise on various websites including this, by my blogs, and listed in the Arizona Regional Multiple Listing Service (ARMLS). In addition, use social media outlets to market your home, and spread the word to everyone within my center of influence. I ask anyone to see who may be interested in moving into your area.
Another part of my job as your listing agent is to communicate with you, weekly, the results of our activities. I am to inform you of any traffic, keep you posted of any potential offers that may follow, provide you feedback of the walkthroughs taking place, and keep you up to date of what’s happening the market surrounding your home. If there’s no action, we look into some of the key factors, then we may implement our selling approach.
Most importantly, I must assist you in negotiating the highest possible dollar value between you and the buyer. We study the market conditions within your location, analyze any or all offers that may come through, and accept an offer if the deal is fair enough or negotiate a counter offer with the buyer.
Of course, my job is to work with my connections, market your home, communicate with you, and strike the best deal offered on the table. My past appraiser background is my valuable asset in providing my top of the line services. Almost all REALTORS® do not carry any appraisal background or experience requiring rigorous classroom and professional training that translate in the performance in selling homes.
On top, I have gone above and beyond with my education credentials with Accredited Buyers Representative (ABR®) and Graduate REALTOR® Institute (GRI) Designations.
