What if there’s a scam? Yes, and here’s an example:
Daisy fell in love with a For Sale By Owner (FSBO) home in Hazard, Kentucky (not real name nor place). She didn’t use a buyer agent and paid the $3,000 earnest money to the home owner. Homeowner decided not to sell. So, no contract was written, no receipt, nothing in writing nor on record were indicated that earnest money changed hands. She lost her earnest money, and should have trusted an agent to handle the procedure.
Scams happen to buyers and sellers with little recourse besides hiring a lawyer.
Look for scams including fraudulent papers (appraisals, loan documentation), foreign buyer deposits, purchases through a third party (fake attorney), and personal information being asked.
